For Self Storage Companies

Self Storage Marketing That Fills Units, Not Just Inboxes

Local SEO, AEO, Google Ads and Meta ads that turn "storage units near me" searches into reservations and move-ins.

Self storage renters decide fast. They search "storage units near me," compare a few facilities on the map, check sizes and prices, and reserve, often in one sitting. NetConnect Digital's self storage marketing helps owners and operators show up in those searches and turn them into reservations and move-ins. We run local SEO, AEO, Google Ads and Meta ads, and we connect your marketing to your SiteLink data, so you can see what actually produces rentals, and so can Google's bidding.

NetConnect Digital has been a full-service digital marketing agency since 2008. Our self storage program is built for single-site owners and multi-facility operators who run on SiteLink.

Local SEO and Google Business Profile for every facility

For most self storage searches, the map pack is the storefront. Each facility competes on its own address, reviews and hours, so each one needs its own local SEO plan.

    • Google Business Profile management for each location, included as standard with our SEO/AEO services: categories, hours, access hours, photos, unit-size and amenity attributes, posts, and Q&A
    • A location page for each facility with real details: address and directions, nearby landmarks and neighborhoods, office and gate hours, amenities, and live unit availability. No copy-paste “city swap” pages
    • “Storage units near me” and city searches like “storage units [city],” “climate controlled storage near me,” “cheap storage units,” “boat and RV storage” and “storage units open now,” each matched to the right page and unit type
    • Review requests built into the move-in process, plus citation and listing cleanup across the directories renters and map apps use
    • Clear signals for each unit type, with separate content for climate-controlled, drive-up, vehicle/RV/boat and business storage

Google Ads for self storage move-ins

Paid search reaches renters at the moment they’re ready to rent. Self storage clicks can be expensive, so campaigns need tight targeting and an honest way to measure them.

    • Search campaigns by facility and unit type, with location targeting drawn around the area each facility actually serves
    • Keyword and search-term control, with negatives for jobs, “storage containers for sale,” DIY sheds and other searches that won’t rent a unit
    • Call assets, location assets and ads that point to live sizes and specials
    • Performance Max and Maps placements tested alongside Search where they lower cost per move-in
    • Bidding toward reservations and move-ins, not just clicks or form fills (see the SiteLink section below)

Facebook and Instagram (Meta) ads for move-ins

Many renters don’t search until they’re already in the middle of a move. Meta ads reach them earlier: people moving to town, downsizing, renovating, storing a car or boat, or running a small business that needs space.

    • Audiences built around life events and the radius around each facility
    • Offer-led creative with your real specials, unit sizes and facility photos
    • Ads that link straight to online reservation or rental, or to instant forms when that fits better
    • Conversions sent back to Meta so delivery favors people who reserve, not just people who click
    • Retargeting for people who viewed a unit size or price but didn’t reserve

SiteLink integration: connect your marketing to real rentals

If your facilities run on Sitelink by Storable (SiteLink Web Edition), we work with SiteLink to get API access for your facility, then build on the SiteLink API so your website and ad accounts work from the same data your office uses. We set up API access with your SiteLink account, you control that access, and you can remove it at any time. We only build what the API supports.

Live unit sizes, prices and availability

We can pull unit types, sizes, standard and web rates, current specials and availability for each facility from SiteLink, so your website always shows what you can actually rent today. No more advertising a 10×10 you sold out of last week.

Online reservations and full online rentals

We can build a reservation flow that creates the reservation in SiteLink with the renter, unit, move-in date and quoted rate. Where you want it, we can go further: a complete online rental with a move-in cost quote, protection or insurance plan options, payment, and lease e-signature through SiteLink’s e-sign.

Move-ins sent back to Google Ads as conversions

This is the piece most self storage marketing is missing. A form fill or a reservation isn’t a rental. If Google’s bidding only sees form fills, it learns to get you more form fills. Here’s how we close the loop:

    1. Capture the click. With Google Ads auto-tagging on, your site captures the Google click ID (GCLID) when a renter arrives from an ad and keeps it through the reservation or rental.
    2. Tie it to the SiteLink record. When the reservation or online rental is created through the API, we store the click ID with that tenant and reservation record, and tag the rental’s marketing source in SiteLink.
    3. Confirm what really happened. We check SiteLink on a schedule to see which reservations turned into move-ins, including renters who reserved online and finished the move-in at your counter.
    4. Import the conversions. Reservations, online rentals and move-ins go back to Google Ads as offline conversions and enhanced conversions for leads. Where the click ID isn’t available, we send hashed contact details so Google can still match the conversion. We can attach a value, such as first-month rent, to each one.
    5. Bid toward move-ins. Campaigns then optimize toward the actions that put a tenant in a unit, and your reports show cost per move-in by facility, campaign and keyword.

The same approach works for Meta through its Conversions API.

    Occupancy-based budget adjustments

SiteLink reports occupancy and availability for each facility and unit type. We can use that data to shift budget toward facilities and sizes with open units and pull back on sizes that are nearly full, using rules we set with you.

    Source tracking inside SiteLink

Reservations and move-ins created through your website can carry their marketing source into SiteLink, so your SiteLink marketing and move-in reports show which channels brought renters in.

AEO: answering the questions renters actually ask

Renters ask the same questions before they rent: What size unit do I need? Do I need climate control? How much is a 10×10? What are your access hours? Can I store a car? Clear answers help you rank in Google, and they make it more likely AI answer tools and Google’s AI results cite your facility. That’s AEO (answer engine optimization).

    • Size guides that show what fits in a 5×5, 10×10, 10×20 and larger, linked to live availability
    • Climate-controlled storage explained in plain terms: who needs it and what it protects
    • Pricing pages that show current rates and specials from SiteLink, instead of “call for pricing”
    • Office hours, gate or access hours, security features and payment options stated clearly on each location page
    • FAQ, LocalBusiness/SelfStorage and product-style schema so search engines and answer engines can read your facts

    Call and form tracking

Plenty of renters still call before they reserve. We track every channel so nothing gets lost.

    • Call tracking numbers by channel and campaign, with recordings available for training and lead quality review
    • Form, reservation and online rental tracking in GA4 and your ad platforms
    • Google Business Profile calls, direction requests and website clicks for each facility
    • Leads delivered to your team right away. NetConnect Digital can connect leads to most CRMs and call-center workflows
    • Monthly reporting on calls, reservations and move-ins by facility, so you can see cost per move-in and not just cost per click

    Built for multi-facility operators

Running five or fifty facilities brings problems a single site doesn’t have. Budgets compete, locations cannibalize each other’s searches, and corporate reporting has to roll up cleanly.

    • A consistent structure for each facility in Google Business Profile, on the website and in ad accounts, with room for local differences
    • SiteLink data pulled for each location, so each facility’s page, ads and budget reflect its own availability
    • Rolled-up and facility-level reporting on reservations, move-ins and cost per move-in
    • Budget plans that account for each market’s busy and slow periods. Seasonality depends on geography, and a college town, a coastal market and a fast-growing suburb don’t peak at the same time
    • New-facility and lease-up launches with location pages, a Google Business Profile, and ads ready before opening day

    Frequently Asked Questions

For most facilities, it's a combination of local SEO with a well-managed Google Business Profile, Google Ads for renters searching right now, and Meta ads to reach people before they start searching. A website that shows live unit availability and takes reservations or rentals online ties these together. The right mix depends on your market, your occupancy and how many facilities you operate.

"Near me" results depend mostly on your Google Business Profile, your reviews, how close the searcher is, and how clearly your website describes each location. Keep your profile complete and accurate, including categories, hours, access hours, photos and amenities. Give each facility its own detailed location page, collect reviews steadily, and keep your listings consistent across directories.

They can, when campaigns are targeted to each facility's real trade area, split by unit type, and cleaned up with negative keywords. Measurement matters too. Self storage clicks can be expensive, so the goal should be cost per move-in, not cost per click. That's why we send SiteLink reservation and move-in data back to Google Ads.

Yes. We work with SiteLink to get API access for your facility and set it up with your SiteLink account, then build on the SiteLink API to show live unit sizes, rates, specials and availability on your website, take online reservations, and run full online rentals with payment, protection plan options and lease e-signature. You control that access and can remove it at any time.

Yes. We capture the Google click ID when a renter arrives from an ad and store it with their SiteLink reservation or rental. Then we check SiteLink to confirm which reservations became move-ins. Those reservations, rentals and move-ins are imported into Google Ads as offline conversions or enhanced conversions for leads, so bidding optimizes toward actual rentals instead of form fills. Conversions need to be uploaded within Google's time limits after the ad click, so we sync them on a regular schedule.

Yes. SiteLink reports occupancy and availability for each facility and unit type. We can use that data to put more budget behind facilities and sizes with open units and to pull back where you're nearly full, based on rules we agree on with you.

AEO (answer engine optimization) means structuring your website content so AI answer tools and Google's AI results can understand it and cite it. Renters ask direct questions about unit sizes, climate control, prices and access hours. Clear, accurate answers on your site, backed by schema and live SiteLink data, make it more likely your facility is the one those tools mention.

Google Ads and other PPC campaigns typically take 30 to 60 days to optimize, though calls and reservations can start sooner. SEO and AEO typically take about 6 months to show meaningful results. Your market, competition, number of facilities and starting point all affect the timeline. We start with an initial 6-month term, then go month-to-month.
